ProVia Adds 890,000 Sq Ft in Two States: What a $120M Southeastern Push Means for Vinyl Window and Patio Door Lead Times

Ohio-based ProVia is standing up two new plants in Dover, Ohio and Mocksville, North Carolina—adding 890,000 square feet, 800 jobs, and its first Southeastern footprint. Here's what the expansion signals about vinyl window capacity, lead times, and the residential fenestration supply chain.

The Announcement

ProVia, the Sugarcreek, Ohio-based manufacturer of professional-class entry doors, storm doors, patio doors, windows, siding, stone, and metal roofing, has unveiled a two-state manufacturing expansion aimed squarely at its vinyl window and patio door business. The expansion includes a 310,000-sq. ft. facility in Dover, Ohio, that is expected to create 400 jobs, and a 580,000-sq. ft. facility in Davie County, N.C., that is expected to create 400 jobs.

Combined, that is roughly 890,000 square feet of new production and warehouse space and 800 anticipated jobs—an unusually large single-cycle capacity push for a privately held residential fenestration manufacturer. Once these projects are completed, ProVia will own and operate 10 production facilities located in Ohio, Mississippi and North Carolina.

The Ohio Piece: A Repurposed Schaeffler Plant

Rather than building greenfield in Ohio, ProVia is buying an in-progress industrial facility from a global industrial player. ProVia has reached an agreement with global motion technology company Schaeffler to purchase a 310,000-square-foot facility currently under construction on a 97-acre property in Dover, Ohio. ProVia says it will complete construction of the facility, which sits on 97 acres, in 2027. The move is set to create 400 new jobs in the region, bringing ProVia's total statewide employment to over 2,700. The Ohio Department of Development approved a tax credit during the August 24 Ohio Tax Credit Authority meeting.

Buying a facility already under construction should compress the typical two-to-three-year capacity ramp that greenfield window plants require—an important detail for dealers watching lead times.

The North Carolina Piece: A Southeastern Hub

The Mocksville project is larger in both footprint and investment. The $120 million investment includes a 79-acre site at the TriWest Business Center on Farmington Rd., where it will build a 580,000-square-foot facility. The facility will be ProVia's 10th location, joining facilities in Ohio and Mississippi. Construction will begin immediately, with completion expected in 2028. North Carolina Governor Josh Stein said the new facility is expected to add 400 jobs in Davie County, for which the average annual salary will be $66,326.

The Mocksville facility will be its first in North Carolina and serve as its Southeast hub, taking advantage of the state's fast-growing home-building industry. The Mocksville site was selected in part because it is already pre-graded, appropriately zoned and equipped with necessary utilities, allowing construction to move ahead without extensive site preparation.

Why the Timing Matters

ProVia's expansion lands during a compressed period of consolidation and capacity investment across the residential window and door segment. After a quiet summer, the door and window industry is awash in expansions and merger and acquisition activity in recent weeks—including back-to-back announcements by ProVia and others by Builders FirstSource and Trimlite Equity L.P.

The combination of PE-backed roll-ups on the distribution side and organic capacity expansion by manufacturers like ProVia signals that the industry is bracing for a demand recovery cycle—even as replacement demand has been structurally pressured by mortgage rates and slower existing-home turnover.

Practical Implications for the Industry

For architects and specifiers:

  • Regional availability of ProVia's vinyl window and patio door lines should improve materially in the Southeast starting in 2027–2028, reducing freight-cost premiums that have historically favored Southern-domiciled competitors.
  • Lead times on standard and semi-custom vinyl windows are the primary constraint on tight residential schedules; adding 890,000 sq ft of dedicated vinyl window/patio door capacity is a meaningful supply-side unlock.

For general contractors and builders:

  • The additional manufacturing capacity will enable the company to increase window and patio door production, maintain excellent lead times, and streamline shipping and distribution. Contractors sourcing ProVia through two-step distribution should see stabilized delivery windows once Dover comes online in 2027 and Mocksville in 2028.
  • Southeastern builders currently ordering from Ohio-based manufacturers will benefit from shorter regional truck routes—less handling damage and fewer expediting fees.

For dealers and distributors:

In an industry where the last decade has been defined more by consolidation than by greenfield capacity, that's a meaningful signal about where a family-owned, dealer-focused manufacturer sees its runway.
